Gullo International Capabilities Brochure

Overview

Gullo International needed a first-class capabilities brochure that reflected the quality, professionalism, and sophistication of its commercial land and real estate development business.

The objective was not merely to create a brochure. The goal was to create a presentation piece capable of making a strong first impression with prospective clients, partners, and investors.

Every aspect of the project—from writing and photography to paper selection and print production—was carefully considered as part of the overall experience.

The Challenge

The project involved significantly more than layout design.

Content had to be organized and written. Photography needed to be planned, art directed, and executed. Multiple stakeholders needed to review and approve both imagery and copy. Scheduling photography sessions proved difficult, and supplier issues introduced uncertainty around paper selection during production.

The result was a project that required constant coordination among many contributors while maintaining a consistent creative vision throughout.

My Role

I served as Designer, Content Writer, and Art Director for the project.

  • Developed the brochure design and layout system
  • Wrote and organized content
  • Directed photography efforts
  • Collaborated with the photographer and production teams
  • Coordinated stakeholder reviews and approvals
  • Prepared files for final production and printing

Photography & Art Direction

The photography became a central storytelling element within the brochure.

Coordinating schedules, locations, lighting conditions, and stakeholder expectations required considerable effort. Working closely with photographer Joe Kay, we focused on capturing imagery that reflected both the scale and professionalism of the organization.

Rather than treating photography as decorative support, it became an integral component of the narrative and brand experience.

The Production Decision

One of the most influential decisions occurred late in the production process.

After evaluating paper options and navigating supplier challenges, the team selected a paper stock and tinted varnish treatment that elevated the final piece considerably.

Combined with the die-cut format and metallic ink treatment, the brochure felt substantial, premium, and memorable in-hand.

Outcome

The finished brochure became a highly polished marketing piece that generated positive reactions from prospective clients and business partners.

Internally and externally, the piece helped reinforce the perception of Gullo International as a capable and sophisticated organization.

While direct sales attribution was not formally measured, feedback consistently indicated that the brochure generated interest and helped support business development conversations.

What I Would Do Differently Today

Looking back, I would likely push the physical experience even further.

Additional fold-out elements or expanded die-cut treatments could create even more opportunities for storytelling and visual surprise.

Conversely, I would likely eliminate the metallic ink treatment. While visually attractive, it added significant cost and ultimately reduced the recyclability of the finished piece without contributing meaningful business value.

Reflection

This project reinforced an important lesson that has stayed with me throughout my career.

Design is not limited to what appears on the page. Material choices, photography, writing, production methods, and tactile experiences all contribute to how people perceive a brand.

When those elements work together cohesively, the result becomes greater than the sum of its individual parts.

The physical experience of a printed piece can become part of the brand experience itself.
